John Hall Custom Homes specializes in the Design/Build approach to Home Building. Our approach combines our professional design expertise and leading edge construction practices and high attention to detail. Our involvement throughout the entire design and building process gives you the creativity, and detail, as well as consistency and a continuity of service that you deserve.
Design-build is a method or system of managing and delivering a construction project, by which one single contractor will take care of both the designing and the building. The alternative to this system is the design-bid-build system by which the owner would have to contract separately for the design phase and then for the construction with two separate entities.
One Contract, One Integrated Team. Design-build streamlines project delivery through a single contract between the owner and the design-build team. This simple but fundamental difference saves money and time by transforming the relationship between designers and builders into an alliance which fosters collaboration and teamwork
The Design-Build Advantage:
Faster Delivery — collaborative project management means work is completed faster with fewer problems.
Cost Savings — an integrated team is geared toward efficiency and innovation.
Better Quality — design-builders meet performance needs, not minimum design requirements, often developing innovations to deliver a better project than initially imagined.
Singular Responsibility — one entity is held accountable for cost, schedule and performance.
Decreased Administrative Burden — owners can focus on the project rather than managing disparate contracts.
Reduced Risk — the design-build team assumes additional risk, as they are responsible for the final pricing, standard features, and the blue prints. Whereas a plan provided directly by the owner, or an outside architect opens the client up to financial responsibility in regards to errors and omissions.
The Actual Process:
In this phase of the design process, we will take the time to get to know your ideas, tastes, space needs and goals for your new home or remodel. We will discuss generalities such as ideal square footage, architectural style, the building site and any opportunities (views, privacy, etc.) or restraints (setbacks, topography, soils conditions) it presents. We will also talk about your budgetary goals, throughout the design phase we will guide you with the design, size and complexity of your home, based on our knowledge of costs, to make sure the project matches your budget.
- Discuss ideas, style, size needs, and goals of the home
- Discuss budgetary goals and design the home to meet your budget
At this point in our design phase, we will introduce one of our architects or designers to start the blueprints for your home. The designer/architect will take into account the previously discussed ideas, needs and goals along with any site conditions and building code requirements, and combine these elements to create your preliminary design/sketches. As the customer, you are the most important member of the design-build team; your wishes and ideas drive the design, materials selection, and budget. Our firm provides the building experience, knowledge and skills that turn your ideas into reality. At the close of this phase we will have refined those preliminary sketches into a final design.
- Enlist the services of one of our architects or designers
- Start preliminary sketches
- Refine the preliminary sketches into final design blueprints
Pricing Your Home:
There are two elements to the overall price of your home, your actual selections, and the cost of the subcontractor and supplies used in your home.
The design/build process helps manage your costs, and ensures your home is competitively priced by:
Materials Selection and Pricing
Once we have established a final design and many times before the blueprints are complete, we will begin to look at the different materials that are available for your new home. Our dedicated Client Coordinator will walk you through the process of preliminary shopping and decision-making on finishes featured throughout your home; including cabinets, floor coverings, exterior finishes, plumbing fixtures, etc. With these preliminary selections we can then generate a final contract price.
Competitive Bidding by John Hall Custom Homes
In order to ensure that your home is priced competitively, JHCH will actually bid your home out with multiple contractors to make sure that the team that builds your home is the most cost effective.
JHCH has many team partners that have been working with them for over 10-30+ years, and we consistently check their pricing to make sure it is in line with the competition throughout the year.
The combination of Pre-Selections, and Competitive Bidding will make sure that your building experience meets and exceeds your expectations.
